A Garden and Parking Tops the List of What Tenants Want in 2021

Being a landlord is tough enough as it is; trying to second-guess what tenants are looking for in a property can be a little bit like looking for a needle in a haystack!  So, let’s give you a helping hand and list the top requirements for tenants in 2021.

What was once top of the list – open plan, storage and good schools – is no longer in sight; not even in the top 10!  Today, it’s ‘garden’, ‘parking’ and ‘garage’, which probably reflects the current coronavirus pandemic.  As we endure Lockdown 3 and no children at school, space has definitely become a premium for many people.

Most searched-for terms

Zoopla’s most recent research of the top searched for terms in 2020 revealed the impact of COVID-19 with renters and buyers wanting space.  Garden topped the list, closely followed by parking and garage.  As more and more people are working from home, and with families spending far more time together at home, space is exactly what people are looking for.

Next on the list came ‘balcony’ – the need for an outdoor area being reflected – followed by many tenants wanting a landlord that will allow ‘pets’.  The COVID-19 pandemic has encouraged more people to have pets for a variety of reasons, from combating loneliness to encouraging more exercise.  There are an estimated 9.9 million dogs and 10.9 million cats living in the UK and with the surge in demand for puppies and kittens in last year’s lockdowns, the number is only going to increase.  Housing Secretary, Robert Jenrick, is calling on landlords to be more open to responsible tenants having well-behaved pets in their homes.  Judging by the increase of people in their 30s and 40s now renting rather than buying, and the latest Government plans to remove the restrictions on pets in rented properties, maybe it’s time for a change of heart.

The top 10 desires

So, what makes up the top 10 desires of tenants in 2021?  Well, it seems what tenants walk on has become increasingly important as ‘flooring’ comes in at number 6.  At number 7 is ‘bills included’ in the monthly rent.  This is becoming increasingly popular with tenants.  The last three to make up the top 10 are ‘en suite’, ‘rural’ and ‘student’.

Without doubt, the COVID-19 pandemic, lockdowns, social distancing and ongoing working from home requirements, what tenants are looking for in a home has changed significantly over the past 12 months.  There is a far higher premium on access to outdoor space, be it a garden or a balcony – or maybe that is down to the fact more and more people own dogs and cats – and our obsession with our cars is obviously becoming a key factor.  Whilst there is light at the end of the tunnel with coronavirus vaccinations rising by thousands daily, we’re not out of the woods yet.  How much of a lasting impact COVID-19 will have on the wants of tenants remains to be seen, but we suspect there will be little change.  Time for landlords to have a re-think?
