| New hidden gas flue guidance coming into force
Following the announcement of new guidance measures coming into force, landlords are being encouraged to ensure that their gas boilers, and more essentially gas flues, are checked yearly, particularly hidden flues that may be found behind walls, above ceilings or may be boxed-in.
From January 1st this year (2011), gas engineers are required to do an updated risk assessment of any affected installations, and if they pass, gas boilers can remain in operation. However, as from January 1st 2013, landlords will have to install inspection hatches so that engineers can see along the whole length of the flue.
In addition, gas engineers are no longer allowed to install CO (carbon monoxide) alarms and any systems found without an inspection hatch after the 2013 deadline will be classifed ‘At Risk’, and subsequently turned off.
By setting the deadline at the beginning of 2013, time has been allowed for landlords to act now to ensure that their properties adhere to the forthcoming criteria, hopefully significantly reducing the risk of families being left without heating or hot water.
